Landlord and end of tenancy clearance

A property that has to be back on the market this week. We clear it, document it and get you re-letting.

Every week a property sits empty is a week of lost rent. When a tenancy ends badly — or just untidily — the clearance is usually the thing holding up the re-let.

What we handle

Abandoned belongings

Furniture, clothing and personal items left behind after a tenancy ends, removed and documented.

Full property clear-outs

Furnished lets being stripped back, or a property being cleared before refurbishment.

Refurbishment waste

Old kitchens, bathroom suites, carpets, flooring and the debris left after the trades move out.

Gardens and yards

Overgrown gardens, dumped bags, broken garden furniture and the shed nobody opened in three years.

Documentation for your file

Where belongings have been abandoned, you may need to show what was removed and when. We photograph the property before and after, provide an itemised invoice and supply waste transfer dockets. If a dispute goes to the RTB, you have a record rather than a recollection.

Note on abandoned property: there are legal steps a landlord must follow before disposing of a former tenant's belongings, including notice requirements. Take your own advice on the process — we will work to whatever timeline and conditions your solicitor or agent sets.

Fast turnaround

We know a void property is costing you money. Tell us the deadline and we will tell you honestly whether we can meet it.

Licensed, insured and accountable. We hold Waste Collection Permit NWCPO-16-11754-04 and €6.5m public liability insurance. Every load is weighed and disposed of through licensed facilities, and we can supply a waste transfer docket for your records — which matters if you are an executor, a solicitor or a letting agent.
